WHAT IS
A BUYER’S AGENT?
Buyer's Agents never take listings or represent sellers. They
only and always represent the best interests of the home buyer. A
Buyer's Agent commission is paid by the seller at closing, no
differently than any other real estate agent. A Buyer’s Agents
job is to get the buyer the lowest price on the best terms, and
provide all the facts as to value, market, neighborhood
conditions, and obvious physical defects.
WHAT IS A SELLERS AGENT?
These are traditional agents whose sign you see in the yard of a
home for sale, or when you call on an ad you see in the newspapers
or magazine, or the persons holding an open house. These agents
are obligated to get the best price for the seller.
Any agent who
lists properties for sale is used to representing sellers and has
a legal commitment to protect the seller’s interest. The agent
is legally and ethically required to get the highest price
possible as well as the best terms for the seller.
WHAT IS A DUAL AGENT?
An agent that work for both the buyer & seller (a conflict of
interest) and legally can't disclose material facts about either
party because the agent works for both parties. Dual Agency is
most likely to occur when a buyer represented by a buyer's agent
wants to purchase a property listed by that agent or the agent's
firm. A dual agent must carefully explain to each party that the
agent and the agent's firm are also acting for the other party.
WHAT
IS A BUYER’S AGENT?
When a
property is listed with your buyer's agent or the agent's firm, a
designated agent can represent the seller and another agent can
represent the buyer. This option may allow each designated agent
to more fully represent each party. |
